The challenges faced by D E were limited access to the construction site as they required to labor around the building construction and other trades stiff completion deadlines for the various stages on construction providing and maintaining a safe busy environment for their employees and contractors. The solution to these challenges were achieved by utilizing as much prefabrication as possible. Gamcorp assisted D E in designing modular structural components that enabled 90 of the work to be completed offside in a factory and then transported to the building site and lifted into their last position. The approach also ensured that the overall construction time for the building was reduced compared to more customary methods. The challenges DH faced was having to install structurally certified shop fore bulkheads and glazing in various existing centers that have diverse requirements and constraints. Being capable to prefabricate the bulkhead offside meant less disruption to other trades completing the shop fit out and hence reducing the overall construction time. The resist faced by the building owner was to be capable extend the warehouse area without effecting the day to day operations of Impact Steel while completing the project in a punctual and cost effective manner in order to retain them as a lengthy term tenant.
